    East Valley Properties is an independent property and block managing agent based in Romford, serving developments across London and Essex. We manage more than 200 homes across more than 10 developments, with particular experience working with RTM companies, resident-controlled developments and freehold companies.

    Our approach grew from our own experience as leaseholders: rising service charges, poor responsiveness and a lack of clarity over how residents' money was being managed.

    How East Valley started

    East Valley Properties was established in 2019 as a residential lettings and property-management business. The experience behind it began earlier: Director Romain Maillard had been involved in residential property and multiple-unit property management since 2012.

    In 2019, Romain and fellow leaseholders used the Right to Manage process at a block where they owned property. Their reasons were practical: poor responsiveness, limited transparency around service-charge funds and charges that appeared to rise each year.

    East Valley began managing the development directly in 2021. That experience shaped the block-management model used today: transparent finances, clear communication, proactive compliance and greater accountability to the people who own and live in the building.

    Block management

    Tribunal-appointed management

    Why East Valley is different

    Our operating model reflects the issues our directors encountered themselves as leaseholders. It is designed to make fees, finances, responsibilities and communication easier for resident directors to understand.

    No hidden commissions

    East Valley does not take commissions from contractors, building insurance or communal utility suppliers. Recommendations and purchasing decisions can therefore be based on the needs of the development rather than additional remuneration paid to the managing agent.

    Transparent management fees

    We publish our block-management pricing so potential clients can understand the likely management cost before making an enquiry. A written proposal confirms the final fee, scope and any separately chargeable services.

    Clear service-charge banking

    Service-charge and reserve funds must remain identifiable for the relevant development. Wherever practical, and subject to the lease and banking arrangements, we generally support accounts in the relevant RTM company, RMC or freeholder's name.     Built around resident directors

    Our model reflects direct experience of resident-controlled management. We work particularly with RTM and RMC directors, freehold-company directors and leaseholders who want clear visibility of their building's finances, maintenance and compliance position.

    Specialist teams rather than one person doing everything

    Block management now spans fire safety, lifts, electrical safety, major works, contractor management, financial administration and statutory compliance. Our team is organised around functions such as compliance, maintenance, accounts and administration, helping matters reach the appropriate person and reducing dependency on one individual property manager.

    The people behind East Valley

    Romain Maillard - Director

    Romain holds a Master's degree in Food Engineering and spent approximately ten years working in marketing for multinational companies before focusing on property management. He has been involved in residential property and multiple-unit property management since 2012.

    Bradley Webb is a director of East Valley and contributes financial, commercial and governance experience to the business.

    A team built around specialist responsibilities

    Our directors are supported by an operations and property-management team covering compliance, maintenance, accounts and administration.

    Responsibilities are organised by function so team members can develop deeper experience in their area, buildings are less dependent on one individual, and each matter can reach the person best placed to deal with it. Clients are supported by the wider team rather than every task being performed personally by a director or a single property manager.

    Real experience managing a residential development
