We manage landscaping, estate roads, shared facilities and communal infrastructure on behalf of freeholders, RMCs and RTM companies across Romford and East London.
Our role is to plan, coordinate and oversee the day-to-day and long-term care of shared external areas, appointing specialist contractors where needed and keeping estates attractive, compliant and practical to manage for residents and stakeholders.

Estate management fees
Estate management fees from £1,495 per year. East Valley does not currently charge VAT.
Estate management is priced separately from block management, because the workload depends on the estate's communal facilities and legal responsibilities rather than simply the number of homes.
What qualifies for the published starting fee
A straightforward estate of no more than seven homes with limited communal responsibilities, such as:
- A small communal garden
- No more than one electric entrance gate
- One straightforward service-charge schedule
- No major outstanding disputes or arrears
- No historic accounting problems
- No major works underway
- No private drainage or pumping equipment
- No play area
- No extensive private road network
Larger and more complex estates
Estates with more homes, extensive grounds, private roads, drainage or pumping equipment, play areas or multiple service-charge schedules require an individual assessment. The fee still starts from £1,495 per year.
The management fee covers East Valley's management and coordination services. Contractor invoices, gardening, electricity, gate servicing, repairs, insurance and other estate expenditure are separate and are paid through the estate service-charge budget.
