    Estate Management Fee Estimator

    Estate management fees from £2,500 per year. East Valley does not currently charge VAT.

    Estate management is priced differently from block management. On a private residential estate the workload depends on the communal facilities and the legal responsibilities set out in the estate transfer, not simply the number of homes. That is why we publish a starting fee for straightforward small estates and assess larger or more complex estates individually.

    This estimator is for residential developments consisting mainly of houses where East Valley manages communal estate land, facilities or services.

    It should not be used for purpose-built blocks of flats, converted buildings containing flats, mixed-use buildings requiring block management, or developments where the correct management structure is unclear.

    What type of development requires management?

    The management fee covers East Valley's management and coordination services. Contractor invoices, gardening, electricity, gate servicing, repairs, insurance and other estate expenditure are separate and are paid through the estate service-charge budget.

    East Valley does not add commissions or markups to contractors, communal utilities or insurance.

    What we review before confirming a proposal

    Before confirming our fee, we will review the estate documents to establish which land, roads, facilities and services the management company is responsible for.

    • The estate transfer or TP1
    • The management company's articles of association
    • The estate plan
    • Existing service-charge budgets and accounts
    • Current contractor agreements
    • Details of communal assets and facilities
    • Current arrears and outstanding disputes
    • Insurance arrangements, where applicable

    What qualifies for the £2,500 starting fee

    An estate of no more than seven homes with limited communal responsibilities, such as:

    • A small communal garden
    • No more than one electric entrance gate
    • One straightforward service-charge schedule
    • No major outstanding disputes or arrears
    • No historic accounting problems
    • No major works underway
    • No private drainage or pumping equipment
    • No play area
    • No extensive private road network

    Our published starting fee provides an initial indication for a straightforward small residential estate. We will review the estate documents, communal facilities and management responsibilities before providing a confirmed proposal.

    What the management fee covers

    Where applicable:

    • Preparing and administering the estate service-charge budget
    • Issuing service-charge demands
    • Monitoring estate income and expenditure
    • Coordinating routine estate contractors
    • Arranging gardening and grounds maintenance
    • Coordinating gate and access-control maintenance
    • Monitoring communal contracts and utilities
    • Communicating with residents and company directors
    • Supporting the directors of the estate management company
    • Maintaining routine management and compliance records

    Not every service applies to every estate. The scope is confirmed once we have reviewed the estate documents.

    Costs not included

    The management fee covers East Valley's management and coordination services. Contractor invoices, gardening, electricity, gate servicing, repairs, insurance and other estate expenditure are separate and are paid through the estate service-charge budget.

    East Valley does not add commissions or markups to contractors, communal utilities or insurance.

    Separate services

    • Annual service-charge accounts: £700 per year
    • Company secretarial service: £400 per year

    These are only included where you ask for them, and they are shown separately from the estate management fee. No VAT currently charged.

    Can I use this estimator for a block of flats?

    No. Blocks and converted buildings containing flats are priced using the Block Management Fee Estimator, which is based on the number of flats.
