Romford has an active rental market: flats around the town centre and the station catchment, family houses in Gidea Park, Rise Park and Collier Row, and newer stock built over the last decade. What a property achieves, and how quickly it lets, varies street by street rather than across the whole RM area.
The work that follows the let is where most landlords lose time. Somebody has to answer the tenant when the boiler stops, decide whether the repair needs a quote, instruct a contractor who will actually attend, check the gas certificate is renewed before it expires, reconcile the rent, chase it when it is late, inspect the property, and deal with the tenancy paperwork at renewal or check-out. That is the service we sell.
We deliberately keep the managed area tight. We are in Romford, so a six-month inspection or a same-week repair visit is a short drive, not a scheduling problem. We also manage in the surrounding RM postcodes - Hornchurch, Upminster, Harold Hill, Chadwell Heath and Dagenham - for the same reason.
Full management means the operational responsibilities of the tenancy sit with us, and the decisions that cost money stay with you.
Rent is collected, reconciled and paid out to you on an agreed schedule, with a monthly statement showing what came in and what went out. If a payment is late we contact the tenant straight away rather than waiting for the month to close, and we agree the arrears escalation path with you in advance.
Tenants report repairs through our online portal, so the report is logged rather than lost in a voicemail. We triage it, instruct a vetted local contractor within the spend threshold you set, obtain quotes for anything above it, and follow up with the tenant to confirm the work was actually done.
We track gas safety, EICR and EPC renewal dates for the properties we manage and arrange renewals in good time. Deposit registration, prescribed information, Right to Rent checks and alarm checks at tenancy start are handled as part of the tenancy setup.
Managed properties are inspected periodically, typically every six months, and you receive a written report with photographs. Monthly statements and a year-end summary give your accountant the figures without you assembling them.
We become the operational contact for the tenancy. Routine queries, repair reports, renewal conversations and end-of-tenancy arrangements come to us, and you hear from us when a decision or authorisation is genuinely needed.
New tenancy paperwork, renewals, rent reviews, notices, check-outs and deposit administration are handled as part of the management service, with a written record of what was agreed and when.

Several properties means several rent payments to reconcile, several tenancy end dates, several certificate renewal dates, repairs running in parallel, inspections to schedule and separate records for each address. Landlords usually come to us when that calendar stops fitting around a job.
We run a portfolio as one management arrangement: one renewal and inspection calendar, one contact, and reporting across the whole portfolio rather than disconnected statements per property. Bespoke portfolio pricing is available and agreed individually.

New Tenancy Fee
The £745 New Tenancy Fee applies every time we arrange a new tenancy for a property under our full-management service, including when an existing tenant leaves and we arrange the replacement tenancy. It is charged in addition to the ongoing 9% management fee, not instead of it. East Valley does not currently charge VAT.
