London Borough of Barking and Dagenham · IG11
Independent block, estate and RTM management for residential buildings across Barking town centre, Barking Riverside and the wider IG11 area.
Barking has changed enormously in the last ten years. Large-scale regeneration around Abbey Road, the Town Quay, the Industria scheme and the ongoing Barking Riverside development have created a substantial new wave of leasehold and shared-ownership blocks - often built fast, often with multiple stakeholders, and often with leaseholders now realising they need a managing agent that takes the building seriously.
East Valley Properties acts for RTM companies, resident directors and freeholders running residential blocks across IG11. We run the day-to-day management properly, run clean service charge accounts, keep compliance current, and treat leaseholders as the clients they are.
Four reasons RTM directors, RMC boards and freeholders in Barking and IG11 choose to work with us.
We are based in Romford and provide regular site visits across Barking and East London, not occasional drive-bys from a distant head office.
Where practical, we open service charge bank accounts in the client's own company name, giving directors greater oversight and continuity of funds.
We believe our management fee should pay for our service. We disclose commissions and do not rely on hidden income streams from insurance or contractors.
We focus on clear communication, proactive maintenance and long-term planning rather than simply reacting to issues as they escalate.
Barking's block stock splits broadly into three groups. The first is the cluster of post-2010 new-build apartment schemes around the town centre and Abbey Road - typically 4 to 12 storeys, with shared-ownership components, district heating connections, and a head lessor or developer structure above the RMC/RTM.
The second is Barking Riverside itself - a long-running, phased development where each phase has its own management arrangement and increasingly complex estate-wide service charge.
The third is the older purpose-built stock around Longbridge Road, Movers Lane and the Eastbury Manor area - 1960s-80s low-rise blocks, often with planned maintenance backlogs that benefit from a methodical, locally-engaged agent.

East London · RTM Company
We were appointed by the RTM Company of a residential apartment block in East London following years of unresponsive management and unclear service charge accounting. Within the first management year we restored confidence and stabilised the building's finances.
Genuine reviews from leaseholders, directors and landlords we work with.
"The most professional, prompt and dependable property management company I've experienced. We've worked with two others previously - East Valley are by far the best."
"After bad experiences with two high-street agents, EVP have been transparent, hands-on and genuinely supportive - from communication and rent handling to maintenance and certification."
"Communication, maintenance and issue resolution have always been handled quickly and professionally. A noticeable difference from previous agents we had."
Barking Riverside and similar phased schemes generate complex estate-wide service charges that can be hard for leaseholders to reconcile. We break the charges down properly, query developer cost transfers where appropriate, and report back transparently.
Several IG11 schemes have unresolved defects from the build phase. We engage with developers, warranty providers (NHBC, Premier Guarantee, LABC) and contractors to pursue defect remediation rather than letting it fall back onto the service charge.
Town-centre blocks regularly deal with drainage faults at the boundary with public infrastructure and Thames Water assets. We coordinate the right contractors, the right authority engagement, and a clear leaseholder update along the way.
Barking is a 15-minute drive or train from our Romford office. We attend site in person, hold AGMs in the building, and respond to issues within hours rather than days. Generic national agents simply cannot match that.
Local also means knowing Barking and Dagenham Council's environmental health, licensing and planning teams - and the practical realities of getting things done in IG11.
RTM and RMC activity in Barking has grown as leaseholders in newer schemes seek more accountable management of service charges and major works. We handle the full RTM process - qualifying assessment, statutory notices, company formation, hand-over and first management year.
Where full RTM is not appropriate, we also support resident-led RMCs and director boards looking for better day-to-day management without changing the legal structure.
Some IG11 buildings fall within the Building Safety Act's higher-risk building scope. Where they do, we provide full duty-holder support, safety case preparation and BSR engagement.
Standard compliance runs on a structured calendar - fire risk assessments, EICRs, water hygiene, lift LOLER, asbestos surveys, gas safety on communal plant - with documented sign-off for every building.
Whether you're planning to change managing agents, appoint your first managing agent or need an urgent takeover, we'd be pleased to help.
