    10-unit East London development

    We took over a 10-unit East London development with unresolved external-wall and balcony fire-safety questions. We reviewed the inherited information, established the next steps and commissioned appropriate specialist assessment, including an FRAEW, so the client could move the issue forward on an informed basis.

    At another development, cleaning the upper windows had become difficult because of the building's access arrangements. We investigated the available options and sourced a suitable contractor capable of undertaking the work, helping the client move forward with a maintenance problem that had previously proved difficult to resolve.

    Reviewing major works and reserve funding

    East London RTM development

    At a recently appointed East London RTM development, we are reviewing an inherited programme involving roof and external works alongside a substantial proposed reserve-fund contribution. Our first step is establishing the evidence behind the programme - including professional reports, specifications, costings, proposed timing, sums already collected and any existing contractual commitments - so the RTM directors can understand the position before making future management decisions.

    Developments are not identified. Specialist fire-safety, engineering and surveying work is carried out by appropriately competent professionals; our role is to manage the building and coordinate those specialists. Where a matter is still under review, no conclusion has been reached.

    Transparent block management fees

    Management fees are agreed in writing before we start, and we do not add income on top of what the building spends. Management typically starts from £1,995 per year, with the annual fee increasing according to the number of flats depending on unit numbers, building complexity and the services required. Section 20 and major works administration may attract a separate agreed fee where applicable.

    Contractor invoices

    We do not take a commission or mark-up on contractor invoices. Works are quoted and invoiced to the building.

    Building insurance

    We do not take commissions on building insurance placed for the developments we manage.

    Communal utilities

    We do not take commissions on communal utility contracts such as landlord-supply energy and water.

    Agreed management fees

    Our income is the management fee agreed with the client. Any additional fees are identified before they apply.
