    Who we manage blocks for

This is a block management service for communal residential developments. If you are a private landlord looking after individual rental properties or tenancies, our property management in Essex page is the better starting point.

    RTM companies

Professional management after a Right to Manage acquisition, or when an RTM company decides to change its existing managing agent.

    RTM company management

    Resident management companies (RMCs)

Day-to-day management of the building while directors keep strategic oversight of budgets, contracts and major expenditure.

    Block management service

Share of freehold / resident-owned freeholds

Administration and management for resident-controlled developments, including company records, accounts and compliance coordination.

    Share of freehold management

    Freeholders

Management of residential and mixed-use developments where the scope of work suits our hands-on, transparent approach.

    Services for freeholders

    What our block management includes

    Service charge administration

Annual budgets, service charge demands with the statutory summary of rights and obligations, collection, arrears monitoring, expenditure reporting and coordination with your accountant on year-end accounts.

    Reserve funds

Reserve fund accounting, budgeting and planning so future works are funded rather than dropped on leaseholders as one-off bills. Whether reserves can be collected and how they may be spent depends on the terms of your lease.

    Repairs and maintenance

Contractor coordination, quotations, planned maintenance schedules, reactive repairs and clear communication with residents on what is happening and when.

    Compliance coordination

Where applicable to your building: fire risk assessments, fire door inspections, health and safety, lift servicing and LOLER, water hygiene, insurance administration and specialist surveys. We coordinate competent specialists to carry out these assessments; we do not carry them out ourselves.

    Major works and Section 20

Consultation administration, coordination of the professional team, tenders and quotations, leaseholder communication and project administration within the agreed management scope.

    Leaseholder communication

A named contact who knows the development, responses to leaseholder queries, and updates to directors on spend, works and outstanding issues.

More detail on the day-to-day service is set out on our block management and service charge management pages, and on Section 20 consultation support.

Transparent block management with £0 commissions

We charge a management fee and that is what we are paid. We do not take commissions from contractors, building insurance or communal utility suppliers, so our fee stands on its own rather than being topped up through supplier arrangements you cannot see.

    • No commission on contractor invoices
    • No commission on building insurance
    • No commission on communal utility supply
    • Fees agreed in writing before appointment

    Block management fees in Essex

Our block management starts from £2,000 per year, and for many developments works out at approximately £315 to £365 per unit annually. That range will not fit every block - the right fee depends on the building.

    • Number of units
    • Lifts and communal plant
    • Communal facilities and grounds
    • Complexity of the lease and ownership structure
    • Compliance requirements
    • Staffing or caretaking arrangements
    • Overall management workload

Section 20 and major works administration may attract an additional fee, agreed in advance.

    Professional management without losing control

For RTM and RMC directors this matters more than anything else. Appointing a managing agent does not mean surrendering strategic control of your development. We handle the administration and the day-to-day work; the board keeps the decisions.

    • Annual service charge budgets
    • Major expenditure and unbudgeted items
    • Contractor appointments
    • Reserve fund planning
    • Significant or long-term contracts
    • Major works and Section 20 consultation decisions

Approval processes and expenditure limits are agreed with each client as part of the management arrangements. For the legal background, see our expert answer on whether a managing agent can spend without director approval.

Examples of the issues we manage

Anonymised examples of real work from our current portfolio, which is concentrated in East London, Romford and the Essex border.

    Fire safety and external walls

We took over a 10-unit East London development with unresolved questions about the external walls and balconies. We reviewed the information inherited from the previous agent and commissioned appropriate specialist assessment, including an FRAEW carried out by a suitably qualified assessor. The review process is ongoing.

    Difficult maintenance access

At another residential development, cleaning upper windows had proved difficult because of the access arrangements on site. We investigated the practical options available and sourced a contractor capable of carrying out the work safely.

    Major works and reserve funding

At a recently appointed RTM development, we are reviewing an inherited programme involving roof and external works alongside a substantial proposed reserve fund contribution. We are establishing the underlying reports, specifications, costings, timing, sums already collected and any contractual commitments before the board makes decisions.

    Block management across Essex

East Valley Properties is based in Romford, on the London and Essex border. Our established portfolio and day-to-day experience sit across East London, Romford and the Essex border, and we consider suitable block management instructions elsewhere in Essex from that base. If a development is too far away for us to manage it properly, we will say so rather than take the instruction.

    Smaller blocks and resident-controlled developments

Professional block management is not only for large developments. A six or ten unit resident-controlled block still has service charge accounts to produce, compliance to keep on top of and contractors to manage - it simply needs a proportionate service rather than a scaled-down version of a large-block process.

    • Compliance coordination appropriate to the size and type of building
    • Service charge administration, demands and arrears monitoring
    • Accounts preparation coordinated with your accountant
    • Contractor management for repairs and planned maintenance
    • Structured handovers from a previous agent or from self-management
    • Professional continuity when directors change or step back

Thinking of changing managing agent in Essex?

Most boards that contact us are not looking for a fight with their current agent - they simply want the building run differently. Common reasons directors give for reviewing their arrangements include:

    • Communication that has become slow or difficult
    • Limited visibility of what service charge money is being spent on
    • Maintenance issues that take too long to resolve
    • Incomplete handover or building records
    • Financial reporting that directors find hard to follow
    • Compliance actions that are not progressing
    • Concerns about commissions or supplier mark-ups

    Managing-agent handover

Taking over a development properly means getting the building's records, money and obligations transferred in an orderly way. We make the handover request, track what has been received and tell directors plainly what is still outstanding. Records typically requested include:

    Service charge accounts
    Bank and client account information
    Reserve fund information
    Debtors and creditors
    Leases
    Insurance policies and claims history
    Contracts and service agreements
    Compliance reports and actions
    Section 20 records
    Maintenance history
    Keys and access arrangements
    Resident and contact records
