Free initial review

Free Block Management and Budget Health Check

Are your service charges transparent, appropriately budgeted and delivering value? Send us your current service-charge budget and managing-agent fee information for a free initial review.

We will highlight costs that may need clarification, potential budget omissions and areas where your current management arrangements could be improved. There is no obligation to change managing agent.

Who is the free review for?

The free review is available to:

    • RMC directors
    • RTM company directors
    • Share-of-freehold directors
    • Freeholders
    • Developers
    • Authorised representatives of residential developments
    • Leaseholders exploring a collective change of management
    • Representatives of council-owned or housing-association developments seeking an initial review of service-charge information

There is no maximum number of units. Whatever the size of the development, the free service remains an initial document review. Large or complex developments may require separately scoped paid work if a detailed investigation is needed.

An individual leaseholder may request an initial review, but they may not personally have authority to replace the existing managing agent or make decisions on behalf of the development.

Council-owned blocks: the review can help identify questions about the budget or service charges, but it does not mean East Valley can replace the council's management arrangements. Council-owned housing may require a local-authority procurement process or a separate Tenant Management Organisation process. The private leasehold Right to Manage process does not apply automatically to council-owned blocks.

    What we will review

    • The current annual service-charge budget
    • The managing agent's core management fee
    • Additional administration charges
    • Insurance cost and any disclosed commissions
    • Cleaning, gardening and routine maintenance costs
    • Accountancy and company-secretarial charges
    • Compliance allowances
    • Reserve-fund contributions
    • Known or proposed major expenditure
    • Apparent omissions or unusual budget items
    • Transparency of the current fee structure
    • Comparison with our published management pricing where appropriate
    • Whether changing managing agent appears worth investigating

We do not promise that we will find savings. Where a comparison is useful, we refer to our published block management pricing.
